A 1st position lien gives the lender priority claim over a property, meaning they get paid first from the proceeds of a sale or foreclosure before any other creditors. This primary status makes it a less risky investment for the lender, ensuring they're more likely to recover their funds if the borrower defaults. ProLend Capital will only make loans in 1st position.
In this unlikely case, we would proceed with foreclosure, and the house will be sold at auction. We are always in first position lien status which ensures we are at first in line for repayment. Plus, our strategy of maintaining a 70% LTV means we always have a comfortable 30% equity buffer.
